Terms and Conditions

Booking form and initial payment

To book your apartment on-line, we require a downpayment of 30% of the rental cost.

If you prefer to call, we can invoice your downpayment of 30% by credit cards, over the phone.

The balance of the rent (70%) and the security deposit (see amounts indicated in the rates section of each apartment) will be due at the latest 2 week before your arrival by wire transfer directly to the agency or the owner.

Once you have decided on your apartment and decided to move ahead with our booking, you can either make your reservation online or by phone with your credit card.

Short Term Rentals: No hidden extras

For daily and weekly rentals of less than a month, our rental prices include everything besides the end-of-stay cleaning fee indicated on our website in the rates section. There are no additional mark-ups or fees.

Weekly Prices include heating, gas, water, sheets and towels, basic household supplies and normal electricity usage. Household supplies include a small supply of coffee, toilet paper, paper towels and soap, coffee and household cleansers to get you through the first days.

Arrival and Apartment Information

On receipt of the deposit, your reservation will be confirmed and we will send you a complete information packet which explains arrival details, apartment access and so on. Most importantly, it includes loads of information on the apartment and its environment, highlighting the important local shops, markets and restaurants.

If you come to one of our Montmartre apartments we will offer you Eva Léandre's latest book "Paris-Montmartre, avec amour", a bilingual English/French romanced guide of Montmartre. With it, you can hit the ground running when you arrive. You will learn where the best grocery stores are, our favorite boulangers, patisseries, best cheese shops, butchers, fish stores, wine shops, fresh produce, hours and locations of our nearby open markets, our favorite cafés and restaurants.

Part of the fun of coming to Paris and staying in an apartment is to live like a Parisian and Eva Léandre's romanced guide will allow you to enjoy your stay in Paris to the fullest.

Arrival and Departure Times

Officially, our check-in time is 2:00 p.m., and check-out time is 10:00 a.m.

We know what it's like to arrive in Paris after an all-night flight so we try to be as accommodating as possible.

However, the departing guests generally don't mind if you drop your luggage at the apartment early, as we have generally accommodated them when they arrived early. We do need time for our cleaners to thoroughly clean the apartment; therefore, we ask you to take a walk, have a café or lunch, buy your groceries, explore the neighborhood, and to return later.

In case you arrive before 8am or after 8pm we charge a 50 euro early/late check-in fee.

Security Deposit

The security deposit is fully refundable within 2 weeks after your departure by wire transfer, minus any reserves for damage.

The purpose of the deposit is to cover us for potential damage to property and extra cleaning if the apartment isn't left as expected. Frankly, we have almost never had to retain anyone's deposit and we have never had a dispute.

Phone Usage

Most of our apartments are restricted for local calls only. You can call cheaply abroad by the use of calling cards sold in nearby stores.

Cancellation

We strongly recommend you buy travel insurance at the time of booking to compensate you in the event you must cancel.

Canceling:

  1. Beyond 90 days before arrival: the initial payment is fully refundable minus a 150 Euros administration fee and 2% bank processing fee.

  2. Less than 90 days before arrival: 30% of total rent is retained.

  3. Less than 30 days before arrival: 100% of rental fees are due and will be debited from your credit card.

Travel Insurance

It is hard to believe it will happen to you, but the best laid plans can sometimes go awry.

To protect yourself, we strongly encourage you to take out an inexpensive travel insurance policy in case an emergency arises and you need to cancel. We advise you to buy travel insurance when you book because we cannot be held responsible for cancellations for any reason.

For long-term rentals our commissions vary according to length of stay.

For bookings of over one month we charge the following agency fees:

For long-term rental (over one month) the heating, gas, water, and electricity are NOT included in the monthly rates and will be billed to the tennant.
